Renowned Architect Hafeez Contractor has been appointed to design the master plan for the Maharashtra government’s ambitious project to develop approximately 3,360 acres of Maharashtra State Road Transport Corporation (MSRTC) land across the state. Transport Minister Pratap Sarnaik announced at the NAREDCO NextGen Conclave 2025 in Mumbai that 150 to 160 tenders would soon be floated for the initiative.

The project will transform MSRTC land into commercial, residential, and public infrastructure developments, including office spaces, shopping complexes, hotels, and 100-bed hospitals at the district level.
The land bank is spread across the Mumbai Metropolitan Region (MMR), Pune, and district and taluka regions, with key plots in Mumbai Central, Kurla, Pune’s Swargate, and Sangvi. The development will follow the Public-Private Partnership (PPP) model on a Build-Operate-Transfer (BOT) basis, with Floor Space Index (FSI) allocated per UDCPR regulations.
MSRTC depots will be modernized to airport-like standards, ensuring improved facilities, including better sanitation for women and night-shift amenities. With MSRTC as the special planning authority, the approval process will be streamlined. The initiative is expected to boost urban and rural infrastructure while attracting real estate investment.
